From Boat Factory to Craft Cannabis Facility
How CannaCribs Consulting and GrowersHouse helped Dan Trocki Farms transform a 100,000 sq. ft. family-owned yacht manufacturing facility into a high-functioning craft cannabis operation.
Watch how Joe Artim and the GrowersHouse team supported Dan Trocki Farms from early planning through equipment strategy, environmental design, SOP development, and ongoing technical support.
- Dan Trocki Farms is a family-owned operation in Rhode Island that spent over 20 years building luxury craft yachts before transitioning the same facility into a craft cannabis operation supplying the New Jersey market.
- The 100,000 sq. ft. facility was never designed for the electrical capacity, water infrastructure, or environmental controls cannabis cultivation requires—CannaCribs Consulting and GrowersHouse joined during early architectural planning to help solve for it.
- Because the space was an open-floor boat factory, the team engineered a custom multi-level layout—including an in-house-built freight lift—to move plants between grow rooms.
- The facility runs eight total rooms (one dedicated mom/propagation room plus seven veg-and-flower rooms) on a roughly 21-day veg and 60-to-62-day flower cycle, staffed by a lean, cross-trained crew of under 15 people.
- GrowersHouse worked hands-on with the team on cloning technique, lighting, fabric ducting, dehumidification, and trellis netting design to optimize plant training and airflow.
- Support went well beyond equipment sales—helping a family-run business without an MSO-size budget build SOPs, dial in dosing equipment, and get ongoing troubleshooting as the operation scaled.
- The result is a craft cannabis brand built in honor of family legacy, with product quality the Dan Trocki Farms team stands behind under the family name.
Repurposed yacht manufacturing facility in Rhode Island
Purpose-built rooms for veg, flower, drying, cloning, and more
Small, cross-trained team operating with lean efficiency
Consistent, repeatable room-turn strategy for craft-quality flower
The Challenge
Dan Trocki Farms’ facility had been a yacht manufacturing operation for more than 20 years. It was not originally designed for cannabis cultivation—lacking the electrical capacity, water infrastructure, HVAC strategy, plant movement flow, and environmental control standards required for consistent, high-quality production.
Where CannaCribs Consulting Helped
Facility Planning
Mapped the existing space and designed a cultivation flow that maximized efficiency and scalability.
Infrastructure Strategy
Upgraded electrical, water, HVAC, and environmental systems to meet cultivation demands.
Equipment Sourcing
Specified and sourced the right lighting, HVAC, irrigation, and cultivation equipment.
Environmental Design
Engineered climate zones and airflows for consistent conditions and plant health.
SOP Development
Built standard operating procedures to drive consistency, quality, and team alignment.
Ongoing Technical Support
Continued guidance, troubleshooting, and optimization as the operation scaled.

The Result
Dan Trocki Farms now operates a high-functioning craft cannabis facility with a repeatable room-turn strategy, a lean and cross-trained team, and infrastructure built for consistency. The CannaCribs Consulting and GrowersHouse partnership supported the project from planning through day-to-day operations—helping the farm scale with confidence.
